Flag conceived the first Ritz-Carlton to embrace local architecture while preserving the brand’s luxury experience, creating a second-generation model for future Ritz-Carltons. In 1999, Flag undertook one of the most important and extensive restorations ever executed in South Beach by transforming the former DiLido hotel into the 376-key Ritz-Carlton South Beach. The $200 million gut renovation completely restored and modernized the Morris Lapidus-designed property. The site features an oceanfront infinity pool, a 16,000 square foot spa and is South Beach’s first five-star hotel and one of Florida’s most luxurious destinations. Since its opening, the Ritz-Carlton South Beach has been one of the most profitable Ritz-Carltons in the world.

Flag restored and modernized this 210-room historic landmark into the area’s newest luxury lifestyle hotel. Situated in the heart of South Beach, the Art Deco masterpiece was originally designed by Polevitzy + Russell and updated in the 1950s by the legendary Morris Lapidus, but had more recently devolved aesthetically as a condominium hotel. Flag acquired 210 condo units, and subsequently completed an extensive $90 million restoration in 2014 that brought modern amenities while bringing back its original glamour. Now a premier destination, the hotel has achieved AAA’s Four Diamond status.

Flag acquired this well-established, but struggling, 5-star luxury boutique condominium-hotel in 2014 after being drawn by its ideal oceanfront location at the tip of upscale Bal Harbour Island. Flag brought Ritz-Carlton into the project in the fall of 2014, and was able to capitalize on management synergies with its other local property, the Ritz-Carlton South Beach. Flag identified this 25-acre site as a AAA location in the Orlando market, centered in the heart of the I-Drive corridor. This convention hotel at the intersection of International Drive and Sand Lake Road, is within one mile from the Orlando Convention Center and Universal Studios and adjacent to the new Orlando Eye. Flag added 30,000 square feet of meeting & lobby space, renovated the hotel’s 613 guest rooms and added lush landscaping to the sprawling grounds. The hotel is now recognized in the market as a modern and state-of-the-art leisure and group-business hotel.

Flag served as a fee developer for Sydney Kimmel to restore this historic Wall Street landmark for $125 million in 1998 after envisioning its true potential as the first 5-star luxury hotel in the Financial District. Originally designed by Isaiah Rogers in the Greek revival style and completed in 1842, Flag oversaw the rigorous gut restoration to create 144 rooms and suites, unrivaled in their day. This beautiful building is now home to Cipriani Wall Street and a range of exquisite condominium residences.

Recognizing the untapped potential of pedestrian consumers, Flag developed this 110,000-square-foot retail complex on a 2.2-acre parcel on the most highly-trafficked corner of the Vegas Strip. The Harmon Corner Retail Complex has quickly become the most successful mid-tier retail offering on the strip and serves as a hub between City Center, Planet Hollywood and the MGM Grand Resort. The Walgreens and McDonald’s anchoring its ground floor are each worldwide top-selling locations for their respective brands. The development also features an 18,000-square foot animated LED sign – one of the largest and most successful signs in the world.

Flag Luxury completed development of Icon Orlando 360 – a $250 million entertainment destination in the heart of Orlando’s I-Drive corridor – in the spring of 2015. The development’s 233,000-square feet of retail and dining attractions cover 18.7 square acres and are all anchored by the iconic Orlando Eye – one of North America’s largest observation wheels at 400-feet tall. Flag was among the first development companies to predict the evolution of Las Vegas from a pure gambling center into a more diversified tourist and entertainment destination. Capitalizing on this shifting market, Flag created the first entertainment retail center on the Las Vegas Strip. The Hawaiian marketplace was developed on an 8-acre parcel directly across from the MGM CitiCenter project. The 80,000-square foot complex includes retail, dining and outdoor performance space and continues to draw tens of thousands of tourists each month.

Flag is in advanced design to develop a 250-room luxury hotel in the heart of Manhattan’s NoMad neighborhood, on the corner of 28th and Broadway. Construction is expected to commence in late 2016. We purchased the 17,000-square-foot site in 2015.
